For a barndominium, steel truss is the frame we’d point you to, and it isn’t a close call. Tubular is a few dollars a square foot cheaper on the sticker, but finishing it means building a wood stud wall inside the steel to carry insulation and drywall, and that wall eats the difference along with some of your floor area. Steel truss framing lands on two-foot centers and mounts flush, so drywall screws straight to it.

Permitting in and around Spring Hill
The city, and its growth areas
Inside city limits, Spring Hill permits the building. New construction goes in through the city’s e-permits portal with building plans and a plot plan, and the city reviews them within ten to fourteen days.
The city’s building code also provides for unincorporated growth areas, where an interlocal agreement with Johnson or Miami County adopts Spring Hill’s code. So a parcel just outside town can still land on the city’s desk. We check that before assuming it’s a county permit.
The city’s published permit guidance references the 2006 International codes. Editions change, and the edition in force moves the snow load your building has to carry, so we confirm it with the city before the frame is designed.
Licensing on both sides of the line
Contractors pulling building, electrical, plumbing or mechanical permits in Spring Hill have to be licensed through the Johnson County or Miami County contractor licensing program. If you’re hiring an erection crew, check that before the kit ships.
County ground
North of the line, unincorporated Johnson County permits residential accessory buildings of 200 square feet or more, asks for a notarized form stating how the building will be used, and requires steel-framed construction to be designed and sealed by a design professional registered in Kansas. South of it, Miami County runs its own planning office and requirements. On either side, Kansas law limits what a county can require of a building used solely for agriculture, the county decides whether yours qualifies, and floodplain rules still apply.
What the engineering does to the price
Most permitted work around Spring Hill needs site-specific engineering. It runs roughly $2.00 per square foot on tubular against about $0.75 on cold-formed, about a $3,000 swing on a 40×60. On an unfinished shop tubular still wins comfortably. On a finished building, where the gap was already small, it can change the answer.
