Permitting in Geary County

Use decides the application
Unincorporated Geary County has three zoning districts: agricultural, suburban residential and single-family residential. The county requires a Conditional Use Permit for any land use in the unincorporated area other than agriculture and traditional single-family residential, and approval is at the county’s discretion.

Floodplain and dam overlays
Geary County zoning includes a floodplain district, and a separate overlay covering ground below floodwater retarding dams. If your parcel falls in either, it affects where the building can sit and how the pad has to be built. Along the Republican and Smoky Hill river bottoms that’s the first thing to check.
Agricultural buildings
Kansas law limits what counties can require of agricultural buildings. Under K.S.A. 19-2908, county zoning doesn’t apply to land and buildings used for agricultural purposes, and a 2016 Attorney General opinion concluded a county can’t require buildings used solely for agriculture to meet county construction codes. The county decides whether a building qualifies, the limitation doesn’t reach inside Junction City, and floodplain rules still apply.
Engineering
Every building we supply arrives engineered for the loads at its address. A building people work in regularly is Risk Category II and has to be designed to that. We confirm what Junction City or the county will want to see before drawings are produced, because a site-specific requirement runs roughly $2.00 per square foot on tubular against about $0.75 on cold-formed, and on a finished building that can change the recommendation.
