State release first
The Department of Business and Neighborhood Services permits Indianapolis and Marion County. The counties around it each run their own offices.
What people build around Indianapolis
City lots fill Marion County, and the counties around it open into acreage and farm ground.
Garages on city lots
Zoning sets the setbacks and lot coverage. We lay the building out on your lot before anything is drawn.
Acreage shops
Tubular steel is usually the answer for an unfinished shop under sixty feet wide.
Commercial
Contractor shops, storage and service buildings need the state’s design release. Permitted commercial work often suits cold-formed steel.
Finished space
Steel truss is the fit here. Drywall attaches to the frame, so there’s no second wall to build.
Past eighty feet wide, red iron is the only sensible answer. See what a steel building costs.
Permitting metal buildings in Indianapolis and Marion County
The number of permits grows with the size of the building.
By size
- A one-story shed of 120 sq ft or less, under 15 feet tall, with no permanent foundation and no power, needs no permit.
- From 121 to 200 sq ft, it needs a structural permit and a drainage permit.
- Over 200 sq ft, it also needs an Improvement Location Permit, which checks zoning.
Zoning & the site
- Detached buildings have to meet the zoning district’s setbacks and maximum lot coverage.
- A driveway built or changed in the right-of-way has to be done by a contractor listed with the city.
Commercial & engineering
- Commercial buildings and their accessory buildings need the state’s Construction Design Release before the city issues a permit.
- Occupied buildings are Risk Category II wherever they sit.
- We provide the engineered drawings your permit needs.
Past 200 square feet, plan for three permits. In Marion County, a shop or garage that size needs a structural permit, a drainage permit and an Improvement Location Permit. We put together what all three ask for, so they move together.
