Metal buildings in Tulsa: the house sets the size
Inside Tulsa city limits, the zoning code caps the combined floor area of detached accessory buildings against the size of the house. On a residential lot, it’s the number that decides how big the shop can be.
RE and RS-1 lots
Accessory buildings can total 750 sq ft or 40% of the house’s floor area, whichever is greater. A 2,500 sq ft house allows 1,000 sq ft of accessory buildings.
Most other residential lots
In RS-2 through RS-5, RD, RT and RM, the limit is 500 sq ft or 40% of the house, whichever is greater. A 1,800 sq ft house allows 720 sq ft.
Going bigger
Anything past the limit goes to the Board of Adjustment. If the design needs it, build the hearing into the timeline.
Small buildings still need zoning clearance. A one-story building of 200 sq ft or less skips the building permit, but it still needs a zoning clearance permit and five feet from other structures. The shop also can’t go up before the house is in place. Give us the parcel and we’ll check the zoning district before the design gets far.
Outside the city limits

Tulsa County
Tulsa County requires a building permit and floodplain clearance before any structure goes up, barns included. A county driveway permit comes first, and work has to finish within a year of approval.
Rogers County
Rogers County permits permanent structures across the whole county, with drawings attached. Permits run two years but lapse after six months without activity.
Engineering
With drawings going to a reviewer, the engineering package matters more here. Site-specific engineering runs about $2 a sq ft on tubular against $0.75 on cold-formed, which is enough to change the answer on a finished building.
