Acreage shops go up west and south of the city, ag buildings fill the metro’s edges, and commercial work follows the interstates. The rules change more at the city line than at the county line.
West: Canadian County
Piedmont, Yukon and Mustang have acreage, and the farm ground runs out toward El Reno.
South: McClain & Grady
Blanchard, Newcastle and Tuttle have horse property, cattle and hay, with bigger shops on bigger tracts.
East: Oklahoma County
In Choctaw, Harrah and Jones, residential acreage runs into open country.

Metal buildings in Oklahoma City: lot size sets the limits
Oklahoma City’s zoning code ties the height and footprint of a metal-walled accessory building to the size of the lot. It’s the detail that reshapes more shop designs here than anything structural.
Under half an acre
Metal sidewalls top out at 10 ft, and all accessory buildings together can’t cover more than 1,000 sq ft.
Half an acre to 1½ acres
Sidewalls can go to 12 ft, and coverage can reach 1,250 sq ft or 2.5% of the lot, whichever is greater. On an acre or more, side and rear setbacks are 25 ft.
1½ to 3 acres
Sidewalls can go to 14 ft, and accessory coverage can reach 2.5% of the lot.
A few more city rules catch people. Metal wall panels and trim need a baked-on paint finish, no accessory building can be taller than the house, and the shop can’t go up before work on the house has started. Give us the parcel and we’ll check the zoning before the design gets far.
Outside the city limits
Step past the city line and each county handles it differently.
Canadian County
Canadian County has no building code on unincorporated ground. A permit is needed only in a county right-of-way or a FEMA flood zone.
Oklahoma County
Oklahoma County permits every improvement on unincorporated ground, outbuildings included. Work has to start within six months and finish within two years.
Engineering
Where no one reviews plans, generic engineering is usually accepted. Anything regularly occupied is Risk Category II wherever it sits. Our generics are wet-sealed.
