What people build in Lincoln County

Farms, acreages and rural subdivisions in South Dakota’s fastest-growing corner.

Machine sheds

Equipment storage on the farm, with the county building permit. Red iron takes over past eighty feet.

Acreage shops

Up to 1,500 sq ft of accessory space by right in rural subdivisions; more with a conditional use permit.

Garages

Unfinished and under sixty feet wide, tubular steel is usually the answer.

Barndominiums

Steel truss is the fit. In farm country, the building permit carries a notice about nearby agriculture.

Permitting metal buildings in Lincoln County

Size limits

  • In the RR Rural Residential district, and in A-1 or RC subdivisions of more than four lots, total accessory building area is capped at 1,500 sq ft.
  • Past that, a conditional use permit from the Planning Commission sets your limit.

Permits & fees

  • One-story sheds up to 200 sq ft skip the building permit but still need a zoning placement permit.
  • Residential permits cost 0.4% of the construction value, $50 minimum. Extensions run $50 for up to 180 days.

Footings & site

  • Freestanding light-frame accessory buildings up to 1,500 sq ft, with eaves of 10 feet or less, don’t need frost-protected footings.
  • Planning & Zoning, in Canton, handles permits for unincorporated land. Floodplain lots can need a floodplain development permit first.

In Lincoln County, a big shop is a hearing, not a no. Accessory space past 1,500 sq ft needs a conditional use permit, and the Planning Commission has approved buildings up to 7,200 sq ft. We supply the drawings and dimensions you’ll bring to that hearing.

We also serve Canton, Beresford, Hudson and Fairview. See all of South Dakota.
