Code
2024 IRC
Square footage is the total for all accessory buildings in residential districts. Under an acre, the limit is 600 sq ft or 25% of the house, whichever is greater. The 2024 IRC applies to work since February 1, 2026.
What people build in Celina
New subdivisions and acreage, where lot size sets how much you can build.
Barns & ag buildings
Exempt from the city’s architectural standards. Red iron takes over past eighty feet.
Shops on acreage
Up to 8,000 sq ft total on 1 to 3 acres. Tubular steel or red iron, depending on the span.
Detached garages
At 250 sq ft or more, finished to match the house in materials and color.
Barndominiums
Steel truss is the fit. Drywall attaches to the frame, so there’s no second wall to build.

Permitting metal buildings in Celina
Size by lot
- Under an acre: up to 3 buildings, totaling 600 sq ft or 25% of the house, whichever is greater. 1 to 3 acres: 5 buildings and 8,000 sq ft.
- Over 3 acres: no limit on the number, up to 25,000 sq ft. A permit is needed over 120 sq ft.
Look
- Buildings of 600 sq ft or more, and detached garages of 250 sq ft or more, generally match the house in materials and color. All use muted, earth-tone colors.
- Lots platted before 2018, and barns and other agricultural buildings, are exempt from these standards.
Placement & process
- Not in front of the house. 3 feet from lot lines, or 5 feet over 250 sq ft; 15 feet on a corner side. Utility lines must be buried.
- Contractors register through the city’s MGO Connect portal. On a lot with a septic system, the city asks for the county’s stamp or permit.
In Celina, the plat date and the acreage decide most of it. Lots platted before 2018 and agricultural buildings skip the design rules, and lot size sets how much you can build. We check both first, then choose panels and colors that fit what applies.
Permits: permits@celina-tx.gov. We also serve Prosper, Anna, Gunter and Weston. See the Dallas–Fort Worth metro or all of Texas.
