What people build in Alabaster

A Shelby County city where an accessory building gets nearly the same plan review as a new house.

Detached garages

The permit takes a plot plan plus footing, foundation, floor and framing plans and a wall section.

Workshops

Electrical, plumbing and mechanical work each need a separate trade permit, as the Building Official requires.

Site work

A land disturbance permit with an erosion plan comes before any clearing or grading.

Flood-zone lots

In Flood Zone A, the finished floor generally has to sit at least 1 foot above base flood elevation.

We work in tubular steel, cold-formed steel, steel truss and red iron. See what a steel building costs.

Permitting metal buildings in Alabaster

Alabaster reviews an accessory building much like a new house, from foundation plans to a survey before the walls go up.

Plans

  • Accessory structures need a permit application with a valuation, an accurate plot plan, and footing, foundation, floor and framing plans with a typical wall section.
  • The plot plan is signed by the owner acting as their own contractor, the contractor in charge, or an Alabama-licensed civil engineer.

Site & foundation

  • A land disturbance permit with an erosion and sediment control plan comes before clearing or grading, with a gravel drive, silt fencing, a metal waste container and a portable toilet on site.
  • A foundation-in-place survey is required before any wall construction to confirm the setbacks. Violations carry a $500 fine.

Codes & flood

  • Alabaster uses the 2021 International Building, Residential and related codes and the 2020 National Electrical Code.
  • In a flood hazard area, a benchmark survey sets the elevation. In Flood Zone A, the finished floor is generally at least 1 foot above base flood elevation, with an elevation certificate.

In Alabaster, the survey comes before the walls. Once the foundation is in, a survey confirms it meets the setbacks before any wall goes up, and skipping it carries a $500 fine. We’ll factor the survey into the schedule so the crew isn’t waiting on it.

Where public sewer isn’t available, Shelby County Health Department approval is needed. Land outside city limits is permitted by Shelby County. See all of Alabama.
