Metal buildings in California.

We supply shops, garages, ag buildings, commercial buildings and more across California. Our work reaches from the farm country of the Central Valley to the open lots of the High Desert, and anywhere else you’re building.

From the California Building Standards Commission, the Contractors State License Board and Business and Professions Code Section 7044. Cities and counties set their own zoning, and we confirm yours before drawings are produced.

What matters when building in California?

Two buildings with identical dimensions can need different engineering depending on where they sit and how they’re used.

Seismic

California is earthquake country. Bracing and anchorage are engineered into every building we supply here.

Wind & snow

Loads run from none on the valley floor to heavy snow in the mountains, so we confirm them address by address.

Wildfire

The 2025 code includes a California Wildland-Urban Interface Code for sites in fire hazard areas.

City or county

The building code is statewide, but zoning is local. Size, height and placement rules change at the city line.

Where you build changes the rules

California writes one building code for the whole state. Here’s how the rest usually breaks down.

Statewide code

  • The 2025 California Building Standards Code (Title 24) took effect January 1, 2026, and applies to permit applications filed on or after that date.
  • Cities and counties can amend it, but their changes must be ratified and filed for each new edition.

Contractors

  • Anyone who builds in California needs a Contractors State License Board license when the job needs a permit, uses workers, or costs $1,000 or more.
  • A bigger job can’t be split into smaller contracts to stay under $1,000.

Owner-builders

  • Under Business and Professions Code 7044, an owner can build without a license by doing the work personally or with employees paid wages.
  • Selling within a year of completion creates a presumption it was built for sale, and the owner has to prove otherwise.

In California, the code is the same everywhere but the zoning isn’t. Fresno lets a garage sit right on the rear line, Bakersfield wants 5 feet, and Hesperia only allows metal buildings in certain zones. We check the zoning at your address before we recommend a building.

What usually fits which project

We start with what you’re building and work back to the structural system. Here’s where that usually lands.

Barns & storage

Tubular steel fits up to sixty feet wide. Past eighty, or with big doors and heavy loads, red iron takes over.

Insulated shop

It’s still tubular under sixty feet. Insulation costs the same per square foot whatever the frame is.

Drywalled shop or barndominium

Steel truss is the fit here. Drywall screws straight to the frame, so there’s no wood wall to build inside the steel.

Commercial & wide spans

Cold-formed suits permitted commercial work with a finished eave. Red iron takes over past eighty feet, including equipment and packing sheds.

In high seismic and wind zones, the math can shift. See what a steel building costs for real per-square-foot ranges.

Local guides for California

We deliver and install anywhere in California. These guides cover the permit rules in individual cities, and we check the rules for every other address the same way.

Common questions about building in California

Do I need a permit for a metal building in California?

Almost always, yes. Fresno, for example, only exempts one-story storage sheds of 120 sq ft or less and 12 feet or shorter, set at least 3 feet from property lines. Even exempt sheds still have to meet zoning. Give us the address and we’ll tell you what applies.

Can I build it myself?

Yes, as an owner-builder under Business and Professions Code 7044, as long as you do the work yourself or with employees paid wages. You sign an owner-builder declaration with the permit. Anyone you hire as a contractor, such as a concrete or electrical sub, still needs a California license.

What wind, snow and seismic loads does a California building need?

It depends on the address. Seismic design applies everywhere in the state, while snow ranges from none on the valley floor to heavy loads in the mountains.

We confirm the loads for your exact site and design to whichever governs.

How big can an accessory building be?

It depends on the city. Hesperia allows 1,000 sq ft of accessory buildings, or up to 7.5% of the net lot on larger lots. Fresno limits height instead: 12 feet on lots of 10,000 sq ft or less, and 16 feet on bigger lots when the building sits 10 feet from every line.

Are metal buildings allowed everywhere?

Not always. Hesperia allows metal accessory buildings only in its A, RR and R1-18000 zones, behind the house. Apple Valley requires a Development Permit before the building permit for any accessory structure with a metal exterior. We check the zoning before you buy.

What sizes are most common in California?

Sizes of 30×40 and 30×50 cover most residential and small ranch projects. Larger farm and commercial operations run 40×60 through 60×80 and wider. See what a steel building costs, or call 417-218-8348 for an actual number.
