What people build in Yuba City

Detached garages
The only accessory buildings allowed in the front half of the lot.
Workshops
Up to 15 feet tall sits 10 feet from the rear line and 5 feet from the side.
Tall shops & RV storage
15 to 20 feet tall sits 25 feet or 20% of the lot from the rear, whichever applies.
Storage sheds
8 feet tall or less and 120 sq ft or less can sit on the side and rear lines.
We work in tubular steel, cold-formed steel, steel truss and red iron. See what a steel building costs.
Permitting metal buildings in Yuba City
Yuba City sets accessory setbacks on a sliding scale: the taller the building, the farther it sits from the rear line.
Height & setbacks
- Over 8 to 10 feet: 5 feet from the rear and side. Over 10 to 15 feet: 10 feet from the rear, 5 from the side. Over 15 to 20 feet: 25 feet or 20% of the lot from the rear, 5 from the side.
- Any building over 120 sq ft sits at least 5 feet from property lines, whatever its height. Height is measured from finished grade to the highest point.
Placement
- Except for garages and carports, no accessory building can sit in the front half of the lot or within 50 feet of the front line, whichever is less.
- The house has to come first: an accessory building can’t be built before the main building.
Size & codes
- Accessory buildings count toward the lot coverage limit for the zone.
- Permits filed on or after January 1, 2026, fall under the 2025 California Building Standards Code.
In Yuba City, 5 feet of height can cost 15 feet of yard. A shop just under 15 feet tall sits 10 feet from the rear line, but one over 15 feet needs 25 feet or 20% of the lot. We’ll size the eave and roof pitch to land in the tier that fits your backyard.
Land outside city limits is permitted by Sutter County. We also serve Chico and the rest of the valley. See all of California.
