What people build in Clovis
A city with a right-to-farm policy, where horse lots sit next to new neighborhoods.
Detached garages
Inside the buildable area, as tall as the house is allowed. On corner lots, 20 feet from the street side.
Workshops
In the rear setback, 12 feet overall. A use permit can allow more, with walls no taller than 12 feet.
Storage sheds
120 sq ft or less has no side or rear setback and needs no building permit.
Horse barns
On R-A, R-1-AH and R-R lots of 24,000 sq ft or more, 100 feet from the front line.
We work in tubular steel, cold-formed steel, steel truss and red iron. See what a steel building costs.
Permitting metal buildings in Clovis
Clovis treats a building near the house as part of the house, and asks for a rear yard encroachment permit to build into the rear setback.
Setbacks
- Buildings over 120 sq ft follow the house setbacks, or sit as close as 5 feet to the rear line with an approved rear yard encroachment permit.
- Where the front of the building is more than 85 feet from the front property line, it can sit 3 feet from a side line. Detached buildings stay 5 feet apart.
Size & design
- A building less than 6 feet from the house counts as part of the house, with the house setbacks and height limit.
- Accessory buildings can’t push the lot past its zone’s site coverage, and must be compatible with the house in materials and colors.
Animals & codes
- Barns, corrals, pens and stables sit 25 feet from side and rear lines, 40 feet from any window or door of a home, and 100 feet from the front line.
- Permits filed on or after January 1, 2026, fall under the 2025 California Building Standards Code.
In Clovis, color is part of the code. Detached accessory structures must be compatible with the materials and colors of the house. We’ll match panel, trim and roof colors to your home so the building fits the requirement from the start.
Land outside city limits is permitted by Fresno County. We also serve Fresno and the rest of the valley. See all of California.
