Permitting metal buildings in Hesperia
Hesperia caps accessory buildings by total floor area, and allows metal buildings only in its agricultural and larger-lot residential zones.
Size
- Outside the A-2 zone, lots get 1,000 sq ft of accessory buildings in total, up to a maximum of 7.5% of the net lot area.
- A guest house or ADU doesn’t count against that total.
Height
- Accessory buildings can reach 35 feet and two and a half stories, but stop at 20 feet within 30 feet of any side or rear line.
- The city’s general height increases don’t apply to accessory buildings.

- Metal accessory buildings are allowed only in the A, RR and R1-18000 zones, between the rear of the house and the rear property line.
- Permits filed on or after January 1, 2026, fall under the 2025 California Building Standards Code.
