What people build in Mobile
Alabama’s port city, where required yards stay open and new commercial buildings need design features.
Detached garages
A garage loaded from an alley can sit in the rear yard. Other garages meet the setbacks for the zoning district.
Workshops & barns
Required yards stay clear above 3 feet, so a shop or barn sits outside the district setbacks.
Commercial buildings
Every new commercial, mixed-use or multifamily building needs a change in roofline or parapet height and a wall variation.
Storage containers
One portable unit per residential lot, up to 400 sq ft and 60 days a year. It can’t stand in for a permanent building.
We work in tubular steel, cold-formed steel, steel truss and red iron. See what a steel building costs.
Permitting metal buildings in Mobile
Mobile keeps required yards open and adds design requirements for new commercial buildings.
Yards & setbacks
- Required yards stay unobstructed above 3 feet, except for a list of allowed encroachments such as arbors, decks and canopies.
- The only building on that list is a garage loaded from an alley, which can sit in the rear yard. Other accessory buildings meet the district setbacks.
Commercial design
- New multifamily, commercial, maritime and mixed-use buildings include a site frontage, a roof or parapet height feature, a wall feature and an architectural feature.
- The height change is at least 2 feet, or 4 feet on buildings taller than 24 feet, using a pitched roof element, raised parapet or tower.
Containers & buffers
- On residential lots, one portable storage unit up to 400 sq ft is allowed for up to 60 days a year, on no more than two occasions. It can’t be used as a permanent accessory structure.
- Along protected waterways, an existing R-1 or R-2 lot can still build one house and customary accessory structures.
In Mobile, a plain box needs some shaping. New commercial buildings need at least one roofline or parapet change and one wall variation. On a steel building that usually means a raised parapet or a pitched roof element across the front. We’ll draw it in from the start.
Land outside city limits is permitted by Mobile County. We also serve Foley and the Baldwin County coast. See all of Alabama.
