Permitting metal buildings in Hayden
Hayden’s Building Department sets snow loads by location, and city code adds driveway and ADU rules for accessory buildings.
Snow & design
- Residential roofs carry at least 40 psf south of Miles Avenue and 50 psf north of it, on ground loads of 60 and 70 psf.
- Commercial snow loads are site-specific, footings go 24 inches deep, and wind design uses 115 mph.
Driveways
- A new accessory building with a door 8 feet wide or larger and 15 feet or more of depth needs a paved or concrete approach from the road to the property line.
- A paved or gravel driveway then runs to the back wall of the house, up to 60 feet from the property line.
Permits & ADUs
- One-story buildings up to 200 sq ft need no building permit but must meet the zone’s setbacks; electrical and plumbing permits come from the state.
- An ADU inside a shop is capped at 1,000 sq ft and sits 30 feet from the front and 10 feet from the side and rear.
In Hayden, one street changes the roof. North of Miles Avenue, residential roofs are designed for 50 psf of snow instead of 40. We check which side of the line you’re on before we price the frame, and we plan the paved approach your shop door will need.
We also serve Coeur d’Alene, Rathdrum and the rest of Kootenai County. See all of Idaho.
