Permitting metal buildings in Nampa
Chapter 8 of the city’s zoning code sets height, setbacks and the number of accessory buildings in the RS zone.
Height & size
- Detached accessory structures can be as tall as the house or 22 feet, whichever is greater.
- Over 200 sq ft, they must meet the house’s setbacks and need a building permit.
Setbacks
- On a standard lot, the house’s setbacks are 20 feet to a garage in front, 5 feet on the side and 15 feet in the rear.
- No accessory building can sit closer to the front property line than the covered front of the house.
Number & garages
- A lot can have two accessory buildings, plus a detached garage or carport where there’s no attached one.
- Garage and carport doors need at least 20 feet of driveway from the street line.
In Nampa, the count matters. A residential lot gets two accessory buildings, plus a detached garage only when there’s no attached one, so a shop, a shed and a greenhouse can hit the limit. We help you plan the whole yard before the first building goes up.
