What people build in Brandon

One of the fastest-growing cities in the Jackson metro, with suburban neighborhoods and estate lots side by side.

Detached garages

In the rear yard, or the side yard in R-12 when it matches the house.

Workshops

Up to 20 feet tall, sized to the lot.

Barns

On estate lots, where agriculture is a permitted use.

Carports

Held to the same placement rules as garages.

We work in tubular steel, cold-formed steel, steel truss and red iron. See what a steel building costs.

Permitting metal buildings in Brandon

Brandon replaced its 2016 zoning ordinance in April 2026, and the new code sets accessory building size and setbacks by zoning district.

Placement

  • Accessory buildings go in the rear yard, behind the house. Estate (RE) districts also allow the side yard.
  • In R-12, a detached garage or carport can go in the side yard if it matches the house in architecture, materials, finishes and colors. Every accessory building stays 5 feet from other buildings.

Size & height

  • Accessory buildings in residential districts top out at 20 feet.
  • In R-12 and the denser residential districts, size is capped at 5% of the lot or 750 sq ft, whichever is greater. Estate districts have no size cap.

Setbacks & living space

  • Estate districts need 10 feet from side and rear lines; R-12 needs 8 feet from the side and 5 from the rear.
  • A detached secondary dwelling is a conditional use on lots of an acre or more, limited to 30% of the house’s heated space, with the house owner-occupied.

In Brandon, the district sets the size. On an R-12 lot of 20,000 sq ft, 5% allows a 1,000 sq ft building; on an estate lot there’s no cap at all. We check your zoning district first, then size the building to fit.

Outside city limits, Rankin County sets the rules; see our Pearl guide for nearby city rules. See all of Mississippi.
