Permitting metal buildings in Elko
Elko’s code splits accessory buildings into permanent and non-permanent, with one table of setbacks and heights for each.
Setbacks
- In R1 and R2, accessory buildings sit 15 feet from the front and 5 feet from the rear and side lines, and 5 feet from other buildings.
- The rear setback drops to zero where the lot backs onto a public alley. Nothing can be built in an easement.
Size & height
- In R1, R2 and most other residential zones, all accessory buildings together are limited to 10% of the lot or 1,200 sq ft.
- Permanent buildings can reach 35 feet in R1 and R2, while non-permanent ones stop at 15 feet. The airport master plan can lower either.
Suburban lots & snow
- In the RS district, accessory buildings sit 25 feet from the front, and barns and corrals stay 80 feet from the front line.
- Under the Northern Nevada Amendments, Elko can’t design for a ground snow load below 30 psf.
In Elko, a permanent building gets the height. A non-permanent building stops at 15 feet, but a permanent one on a foundation can reach 35 feet in R1 and R2. That’s room for tall doors on a shop, as long as everything on the lot stays within the size cap.
