Permitting metal buildings in Grand Forks County
The county’s Zoning Administrator is also its building official, so one office handles zoning, the building permit and the floodplain for the county’s zoning jurisdiction.
Who needs a permit
- Every structure needs a building permit except agricultural buildings. The county enforces the International Building Code as amended by the state.
- Building without a permit brings a substantial penalty fee under the county fee schedule.
What to submit
- A scaled sketch showing the building’s exact location, lot size, section and township, and access to the lot.
- Construction plans with footing and foundation, floor plan and structural details, plus truss plans if the building isn’t engineered.
Other paperwork
- A signed Rural Living Agreement, and septic, access or approach permits where needed.
- Any building in the floodplain needs an elevation certificate.
In Grand Forks County, the plans have to be complete. The county wants foundation, floor and structural plans, with truss plans for anything not engineered. Our buildings come with engineered drawings, so the structural side of the application is covered.
Setbacks depend on your zoning district and are filled in on the permit application; we confirm them with the county for your parcel. Inside city limits, see our Grand Forks guide. See all of North Dakota.
