Permitting metal buildings in Horace
Horace adopted a new Land Use Ordinance in April 2024, and it caps the total size of accessory buildings by how much land you own.
Total size
- The city code caps the combined size of all accessory buildings on a lot by its acreage; garages, shops and sheds all count together.
- On a 4.1- to 5-acre lot zoned SR-1, for example, the total is 5,500 sq ft.
Going over
- Exceeding the cap takes a variance: a public hearing at the Planning & Zoning Commission, with the City Council deciding. The application fee is $325.
- The council has to find conditions unique to the property; city staff note that preference and cost typically aren’t factors.
Setbacks & business use
- Setbacks and coverage depend on the district; SR-3 lots, for example, require 25 feet front, 40 feet rear and 10 feet on each side, with 30% building coverage.
- A home occupation has to be carried on in the dwelling by its residents and take up no more than 25% of it.
In Horace, size the building before you order it. In 2024, a 40×60 shop on a 4.48-acre lot would have put the owner 100 sq ft over the cap, and city staff recommended denying the variance. We add up what’s already on your lot first, then size the building to fit under the cap.
Permits run through Horace Building Permits & Inspections at City Hall, 215 Park Drive East, 701-492-2972. See our Fargo and West Fargo guides, or all of North Dakota.
