What people build in Happy Valley

A Clackamas County city where accessory buildings over 200 sq ft can reach 26 feet.

Detached garages

Over 200 sq ft, a garage meets the full setbacks of the zone and can be up to 26 feet tall, or half the height of the home if that’s higher.

Workshops

A bathroom is allowed with a plumbing permit and a sewer connection to the existing line.

Small sheds

Up to 200 sq ft and 14 feet tall, side and rear setbacks drop to 3 feet, eaves included.

Subdivision lots

Many developments have their own setbacks and CC&Rs, so the city recommends checking both before you build.

We work in tubular steel, cold-formed steel, steel truss and red iron. See what a steel building costs.

Permitting metal buildings in Happy Valley

Happy Valley requires a structural permit for accessory buildings over 200 sq ft, with a site plan and height drawings.

Setbacks

  • Structures up to 200 sq ft and 14 feet tall can sit 3 feet from side and rear lines. Anything bigger meets the zone’s setbacks.
  • Easements override setbacks: if an easement is 5 feet wide, the building stays out of all 5 feet.

Height & coverage

  • Over 200 sq ft or 14 feet, height is capped at 26 feet or half the home’s height, whichever is higher.
  • Lot coverage counts structures, decks and stairs more than 30 inches above grade, but not eaves.

The application

  • Bring a site plan with the house, the new building and its distances to property lines, lot coverage calculations, and drawings showing height.
  • Sites near streams, slopes, flood areas or historic resources may need environmental review.

In Happy Valley, 26 feet is the ceiling for bigger buildings. Once a building passes 200 sq ft, it meets the zone’s full setbacks and tops out at 26 feet, or half the home’s height if that’s taller. We’ll set the eave and peak heights to fit.
