What people build in Marion County

A Willamette Valley county where farm structures on farm parcels have no height limit and residential shops step back as they go taller.

Shops & garages

A residential accessory building can be 9 feet tall at the lot line, adding a foot of height for each foot of setback, up to 35 feet.

Farm buildings

In the Acreage Residential zone, farm-related structures on farm parcels have no height limit.

Rear-yard buildings

In interior rear yards, an accessory building can sit right on the property line, or 1 foot back from an alley.

Farm & forest zones

In the EFU, SA, FT and TC zones, accessory structures stay at least 20 feet from all property lines.

We work in tubular steel, cold-formed steel, steel truss and red iron. See what a steel building costs.

Permitting metal buildings in Marion County

Marion County sets residential accessory rules countywide and handles ag exemptions through its Building Inspection Division.

Size & height

  • All accessory structures together can cover no more than 25% of the rear yard.
  • Height is 9 feet at the lot line, rising a foot for every foot of distance, to a 35-foot maximum. Roof drainage has to stay on the property.

Placement

  • Front, street-side and interior side yards follow the same setbacks as the house. In the AR zone, that’s 20 feet in front and 10 feet at the sides.
  • Anything within 5 feet of the house counts as attached and follows the house’s rules.

The ag exemption

  • The building must be part of the farm business, some of the property must receive farm deferral, and the zone must allow farm use. You submit an application and a complete site plan.
  • A declaratory statement is recorded with the County Clerk, and electrical, plumbing, mechanical and septic work still need permits.

In Marion County, height comes from distance. A residential shop starts at 9 feet tall at the property line and gains a foot for every foot you move it in, up to 35 feet. A 16-foot building needs at least 7 feet from the line. We’ll place the building and set its height together.

New dwellings near farm or forest zones carry special 100- and 200-foot setbacks. Contact Marion County Building Inspection at 503-588-5147. See all of Oregon.
