Permitting metal buildings in North Salt Lake
The city code, as amended in December 2025, sets height, size, setbacks and coverage for accessory buildings.
Height & size
- Accessory buildings are one story, up to 14 feet to the wall plate and 20 feet to the peak, and never taller than the house.
- Floor area is capped at 50% of the house’s footprint on lots of half an acre or less, and at the full footprint on larger lots.
Setbacks
- Accessory buildings sit 5 feet from side and rear lines, or 3 feet if roof drainage stays on the lot, the wall is one-hour fire-rated with no openings, and the building is 10 feet from any neighboring home.
- Over 800 sq ft, buildings meet the zone’s side yard and a 10-foot rear setback, or 5 feet with no windows or doors facing the line.
Coverage & slopes
- Accessory buildings together can cover no more than 25% of the rear yard.
- Lots in the sensitive area district may have a set building envelope, and slopes over 30% need a geologic hazard study.
In North Salt Lake, a blank wall saves setback. A fire-rated wall with no windows or doors lets a building sit closer to the line. We can design that wall into the building so you keep more of your yard.
