Permitting metal buildings in West Point
Chapter 17.70 of the city code sets size, height and placement for accessory buildings in residential zones.
Size & height
- On lots under half an acre, accessory buildings top out at 18 feet or below the house, whichever is less; half-acre lots allow 25 feet.
- Any accessory building over 1,500 sq ft needs a conditional use permit, and all accessory buildings together can cover no more than 10% of the lot.
Placement
- No accessory buildings in the front yard; in the rear yard, keep 5 feet from the side lines.
- Rear-yard buildings must stay at least 15 feet from any home on a neighboring lot.
Rear setback & small sheds
- The rear setback grows with wall height: 3 feet up to 10 feet of wall, 5 feet up to 18 and 10 feet up to 25.
- Buildings under 200 sq ft set 10 feet behind the front yard are exempt from the design standards.
In West Point, 1,500 sq ft is the line. Shops up to that size go through standard permitting, while larger ones need a conditional use permit from the Planning Commission. We help you weigh a 40-by-36 against a bigger building before you commit.
