What people build in Richland

The Tri-Cities city with the tightest rules for large detached buildings.

Detached garages

A detached accessory building can be up to 900 sq ft, or 50% of the house’s floor area if that’s greater, to a maximum of 1,200 sq ft.

Larger shops

Over 900 sq ft, or taller than the house, the building is capped at 16 feet, needs at least a 4:12 roof pitch, and has to use residential-style siding.

Metal siding

Steel siding used in standard residential construction is allowed. Corrugated metal and similar industrial siding isn’t, on buildings that trigger the design standards.

Small sheds

Sheds up to 200 sq ft skip the building permit but still need a location placement permit from the city.

We work in tubular steel, cold-formed steel, steel truss and red iron. See what a steel building costs.

Permitting metal buildings in Richland

Richland limits detached accessory buildings to one story and to 25% of the rear yard.

Setbacks

  • Toward the back of the lot, or 75 feet or more from any right-of-way: 1.5 feet for buildings up to 120 sq ft and 10 feet tall, 3 feet up to 600 sq ft, and 5 feet over 600 sq ft.
  • Next to the front half of a neighbor’s lot, the zone’s side yard applies, and no detached building sits closer to a street than the front yard depth.

Design standards

  • Buildings over 900 sq ft or taller than the house need a 4:12 roof pitch, or the house’s pitch if it’s lower.
  • Decisions on these standards can be appealed to the hearings examiner.

Containers & carports

  • Storage containers can’t be used as permanent storage or for more than 180 consecutive days.
  • Detached carports follow the same rules as other accessory buildings.

In Richland, the siding matters as much as the size. A shop over 900 sq ft has to look residential: a 4:12 roof pitch and residential-style siding instead of corrugated panels. We’ll spec the panels and pitch to meet the design standards.

Accessory buildings that meet the house’s setbacks follow the house’s height, setback and coverage rules instead. Outside city limits, Benton County rules apply. See all of Washington.
