Permitting metal buildings in Campbell County

The county’s Planning Division sets the zoning rules for unincorporated land, and in residential subdivisions the house sets how big the shop can be.

Shop size

  • In residential subdivisions, a detached shop or garage can be up to twice the footprint of the house.
  • A two-story, 2,000 sq ft home with a 600 sq ft attached garage allows a detached shop of up to 3,200 sq ft.

Shomes & timing

  • Shomes are allowed, but the shop part can’t be larger than the living area; some HOAs don’t allow them.
  • The house has to be built before any secondary shop or garage. A temporary use permit lets you live in an RV for up to a year.

Other permits

  • Even where no zoning rules apply, the county requires permits for septic systems, electrical, plumbing and road access.
  • Commercial projects carry additional permit requirements.

In Campbell County, the house sets the shop. A detached shop can be twice the house’s footprint, attached garage included, so a bigger home allows a bigger building. We start from your home’s footprint and size the shop to the limit.
