Permitting metal buildings in Natrona County
The county’s Development Department handles zoning and building permits for unincorporated land, under the ICC building codes.
Permits
- Garages and other new buildings need a building permit, with a site plan and building plans; some plans need a Wyoming engineer’s stamp.
- Every shed needs a zoning certificate, and permits expire 180 days after issue if work doesn’t start.
House first
- An accessory building is anything over 120 sq ft that’s subordinate to the main building on the lot.
- In residential districts, a house has to be in place before any accessory use, and in most districts the house must at least be permitted first.
Business use & owners
- A home occupation or home business can’t be visible from outside the house, garage or accessory building; a home business can have up to two outside employees.
- Owners can act as their own contractor on their primary residence; otherwise, the contractor needs a county license.
In Natrona County, the wind and snow loads are posted. The county publishes the design loads it expects on its building guidelines page. We engineer every building to those loads and supply the plans the permit desk reviews.
Building without a permit can bring a state fine of up to $750 a day and higher permit fees. Floodplain sites need an elevation certificate. Inside city limits, see our Casper guide. See all of Wyoming.
