What people build in Gulf Shores
A beach town where the permit package does most of the regulating, from engineer stamps to flood certificates and tree surveys.
Detached garages
Customary accessory buildings are allowed by right in the residential districts. Over 200 sq ft, the plans need an Alabama engineer’s stamp.
Workshops
The same engineered plans apply. The stamped plot plan shows every existing and new structure on the lot.
Small sheds
Under 200 sq ft, plans don’t need a stamp, but they have to show the strapping details that tie the building down.
Flood-zone lots
Any property in a flood zone needs an Elevation Certificate, and property in a V flood zone needs a V-Zone Certificate.
We work in tubular steel, cold-formed steel, steel truss and red iron. See what a steel building costs.
Permitting metal buildings in Gulf Shores
Gulf Shores asks for engineered plans, a stamped survey that maps protected trees, and flood paperwork.
The permit package
- A building permit application and a current plot plan stamped and signed by a registered surveyor or engineer, showing the proposed structure.
- Plans stamped by an Alabama engineer for any structure larger than 200 sq ft. Smaller structures need a plan with strapping details.
Flood & paperwork
- An Elevation Certificate is required for any property in a flood zone, and a V-Zone Certificate for property in a V flood zone.
- Each application includes an agent authorization form along with the building permit application.
Trees & zoning
- The plot plan shows every tree 12 inches in caliper or larger, plus any live oak or sand live oak.
- Customary accessory buildings are a use allowed by right in the residential districts, under Section 6-6 of the zoning ordinance.
In Gulf Shores, the paperwork is the hard part. Engineered drawings, a stamped survey that maps the protected trees and an elevation certificate in a flood zone all go in before the permit. We’ll walk through what your lot needs and line up the drawings with the city’s checklist.
Land outside city limits is permitted by Baldwin County. We also serve Orange Beach and Foley. See all of Alabama.
