What people build in Orange Beach
A coastal city where setbacks grow with the size and height of the building.
Detached garages
One detached accessory building per residential lot, plus one pool building. Over 400 sq ft, it sits 20 feet from the rear line and 10 feet from the sides.
Workshops
Up to 20 feet tall. Anything over 10 feet tall takes the 20-foot rear and 10-foot side setbacks, whatever its size.
Small sheds
At 100 sq ft or less, a shed sits 5 feet from the rear and side lines. From 100 to 400 sq ft, it’s 10 feet.
Boathouses & docks
Boathouses over water, piers and docks aren’t limited in number and don’t follow the size and height rules for other buildings.
We work in tubular steel, cold-formed steel, steel truss and red iron. See what a steel building costs.
Permitting metal buildings in Orange Beach
Orange Beach limits accessory buildings to one per lot and scales the setbacks to the size and height of the building.
Location & number
- Accessory structures go in the side or rear yard. They can go in the front yard only if they sit at least 100 feet beyond the required front setback line.
- Residential lots can have one detached accessory structure and one pool accessory structure. All need zoning approval and a building permit.
Size & height
- Area can’t exceed 30% of the yard the structure sits in or 75% of the house’s square footage, whichever is less.
- Maximum height is 20 feet. Neither limit applies to marine structures such as boathouses and docks.
Setbacks & use
- Up to 100 sq ft: 5 feet rear and side. 100 to 400 sq ft: 10 feet. Over 400 sq ft, or over 10 feet tall: 20 feet rear and 10 feet side. All sit 5 feet from the house.
- No accessory structure can be built before the house’s building permit is issued, used as a dwelling, or used for a home business.
In Orange Beach, the setback grows with the building. A garage over 400 sq ft or taller than 10 feet needs a 20-foot rear setback, which takes a lot of depth on a coastal lot. We’ll check the lot depth and the 75% house limit before you pick a size.
Land outside city limits is permitted by Baldwin County. We also serve Gulf Shores and Foley. See all of Alabama.
