What matters when building in Georgia?
Two buildings with identical dimensions can need different engineering and different permits depending on where they sit and how they’re used.
New codes
Georgia moved to the 2024 International Residential and Building Codes, with state amendments, for permits submitted on or after January 1, 2026.
Farm buildings
Georgia’s farm exemption is narrow. It covers buildings on a farm that are designed by the USDA Natural Resources Conservation Service, so most pole barns still go through local permitting.
Small buildings
Permit thresholds for sheds are set locally. Among the cities we cover, they range from 96 sq ft in Auburn to 199 sq ft in Perry.
City or county
Cities and counties enforce the state codes and write their own zoning, so size, height and setback rules change at the city limits.
Where you build changes the rules
Georgia sets one minimum building code statewide, but cities and counties enforce it and write the zoning. Here’s how it breaks down.
Building codes
- Homes and their accessory buildings follow the 2024 International Residential Code with Georgia amendments.
- Commercial buildings follow the 2024 International Building Code with Georgia amendments. The energy code remains the 2015 IECC with Georgia supplements.
Local enforcement
- Cities and counties are authorized to enforce the state codes, and many add local amendments.
- When a permit is issued, the city or county has to tell the holder about any local amendments in effect.
Farm buildings
- The state code exemption applies to buildings located on a farm and designed by the USDA Natural Resources Conservation Service.
- Other barns and farm shops go through the usual local permit process.
In Georgia, check the city before the building. Accessory building limits vary widely from city to city, from a few hundred square feet to half the size of the house. We confirm the rules at your address before we recommend a size.
What usually fits which project
We start with what you’re building and work back to the structural system. Here’s where that usually lands.
Barns & storage
Tubular steel fits up to sixty feet wide. Past eighty, or with big doors and heavy loads, red iron takes over.
Insulated shop
It’s still tubular under sixty feet. Insulation costs the same per square foot whatever the frame is.
Drywalled shop or barndominium
Steel truss is the fit here. Drywall screws straight to the frame, so there’s no wood wall to build inside the steel.
Commercial & wide spans
Cold-formed suits permitted commercial work with a finished eave. Red iron takes over past eighty feet, including equipment and packing sheds.
In coastal and South Georgia, higher wind loads can shift the math. See what a steel building costs for real per-square-foot ranges.

Common questions about building in Georgia
Do I need a permit for a metal building in Georgia?
Almost always, beyond a small shed. Each city or county sets its own threshold, from 96 sq ft in Auburn to 199 sq ft in Perry among the cities we cover. Give us the address and we’ll tell you what applies.
Do farm buildings need a building permit?
Usually. Georgia’s exemption from the state codes covers only buildings on a farm that are designed by the USDA Natural Resources Conservation Service. Other barns and farm shops go through local permitting.
Which building code applies?
The 2024 International Residential Code with Georgia amendments for homes and their accessory buildings, and the 2024 International Building Code with Georgia amendments for commercial buildings, for permits submitted on or after January 1, 2026.
Why do two Georgia cities have different rules?
Each city and county writes its own zoning, so accessory building size, height and setback limits can change at the city limits. Some tie size to the house, others to the lot.
What sizes are most common in Georgia?
Sizes of 30×40 and 30×50 cover most residential and small farm projects. Larger farm and commercial operations run 40×60 through 60×80 and wider. See what a steel building costs, or call 417-218-8348 for an actual number.
