What people build in Jackson County
A southern Oregon county where rural residential setbacks are generous and wildfire rules shape where buildings go.
Shops & garages
In RR-2.5, RR-5 and RR-10, buildings sit 30 feet from the front and 20 feet from the sides and rear, up to 35 feet tall.
Farm buildings
Barns, silos and other farm structures are exempt from height limits outside airport zones. On EFU land, nonresidential farm structures can sit within 5 feet of side or rear lines with county review.
Small sheds
A nonhabitable one-story building up to 200 sq ft and 10 feet tall is exempt from the setback requirements, except stream and vision-clearance setbacks.
Wildfire areas
In mapped wildfire hazard areas, new structures need a 100-foot fuelbreak and Class A or B roofing. Nonhabitable buildings under 400 sq ft outside forest zones are exempt.
We work in tubular steel, cold-formed steel, steel truss and red iron. See what a steel building costs.
Permitting metal buildings in Jackson County
Jackson County layers wildfire, stream and irrigation setbacks on top of each zone’s standard setbacks.
Setbacks
- Resource zones, including EFU and forest, set 30 feet on all sides. Rural residential zones set 30 feet in front and 20 at the sides and rear.
- Height is measured from average natural grade to the average height of the highest gable.
Water
- No structure within 75 feet of the Rogue River’s top of bank, or 50 feet of other fish-bearing streams, lakes and ponds.
- Outbuildings stay at least 30 feet, or the easement width if greater, from the centerline of an irrigation ditch or canal on the side with the maintenance road.
Wildfire
- The fuelbreak is 50 feet primary plus 50 feet secondary, with 50 more on slopes over 20%.
- A fire safety inspection happens before building permits are issued.
In Jackson County, the fuelbreak can matter more than the setback. In mapped wildfire hazard areas, a new shop of 400 sq ft or more needs a 100-foot fuelbreak around it, along with Class A or B roofing. We’ll check your property’s wildfire status before picking a building site.
Rural residential properties record a deed declaration accepting nearby farm and forest practices before permits are issued. See all of Oregon.
