What people build in Pasco
The Tri-Cities city where accessory buildings have to match the house.
Detached garages
A detached garage can’t have more square footage than the house or stand taller than it.
Matching materials
Roofing and siding on accessory buildings in residential districts have to be compatible with and similar to the house.
Alley lots
On an alley, a building with no openings in the alley wall can sit right on the line. Garage doors facing the alley need 20 feet.
ADUs
One attached or detached ADU per lot, no taller than the house or 25 feet, whichever is less.
We work in tubular steel, cold-formed steel, steel truss and red iron. See what a steel building costs.
Permitting metal buildings in Pasco
Pasco doesn’t allow an accessory building on a lot until the principal use is in place.
R-1 zone
- Lots are at least 7,200 sq ft, with 40% maximum lot coverage, a 20-foot front setback and 5-foot sides.
- Accessory buildings top out at 15 feet. The house can reach 25.
Larger lots
- In the district with 12,000-sq-ft minimum lots, coverage is also 40% and the front setback is 25 feet.
- Houses can reach 35 feet there, but accessory buildings are still capped at 15.
Rear setbacks
- Without an alley, accessory buildings sit 5 feet from the rear line.
- On an alley, the wall facing it can’t have openings if the building sits on the line.
In Pasco, the shop has to match the house. Accessory buildings in residential districts need roofing and siding compatible with the home. We’ll pick panel profiles and colors to fit your house before we quote.
