What people build in Puyallup
The Pierce County city where shop size and count both depend on your lot.
Shops & garages
On lots up to 1 acre, each detached building can be up to half the footprint of the home, attached garage included.
Larger lots & farms
On lots over 1 acre, or any RS lot with an agricultural use, the limit rises to 80% of the home’s footprint.
Carports
One unenclosed detached carport is allowed with no size limit, but every carport needs a building permit.
Kit buildings
Drawings that come with a kit can work if they show Washington and city codes and local snow, wind and seismic loads.
We work in tubular steel, cold-formed steel, steel truss and red iron. See what a steel building costs.
Permitting metal buildings in Puyallup
Puyallup allows one detached accessory building over 200 sq ft on most RS lots of 4 acres or less, and no variance can change the count or size.
How many
- RS-04, RS-06, RS-08 and RS-10 lots up to 4 acres: one building over 200 sq ft. Over 4 acres: two. RS-35: no limit.
- Buildings 200 sq ft or smaller are unlimited.
Height & setbacks
- 28 feet max, or 25 in RS-04. Front setbacks are 15 feet in RS-04 and RS-06, 20 in RS-08, 25 in RS-10 and 35 in RS-35.
- 5 feet from rear and interior side lines, and 5 feet from other buildings and dwellings.
Engineering
- Carport bracing and anchorage typically need a Washington-licensed engineer’s stamp.
- Prefab trusses need the manufacturer’s layout and stamped calculations.
In Puyallup, a breezeway doesn’t make it attached. A shop counts as detached unless it shares a structural wall or roof with the house, so connecting it with a breezeway won’t get around the size limit. We’ll size it to the footprint rule from the start.
Nothing can go in utility, access or drainage easements, wetlands or their buffers. Outside city limits, Pierce County rules apply. See all of Washington.
