What people build in Spokane Valley

The city east of Spokane where large R-1 lots leave room for a real shop.

Shops & garages

Accessory buildings stay at least 5 feet from side and rear lines, out of the front yard and off any easement.

Large lots

R-1 lots are at least 40,000 sq ft, and buildings can cover up to 30% of the lot.

Carports

No part of a garage, carport or portable carport can sit in the required front yard, supports included.

ADUs

One ADU is allowed per lot, attached or detached, with up to two bedrooms and one extra parking space. An existing detached building can be converted if it meets the setbacks.

We work in tubular steel, cold-formed steel, steel truss and red iron. See what a steel building costs.

Permitting metal buildings in Spokane Valley

Spokane Valley measures building height to the average height of the highest roof surface, and buildings in residential zones can reach 35 feet.

Setbacks by zone

  • R-1: 35 feet in front, 20 at the rear and 5 at the sides. R-2: 15 in front with a 20-foot garage setback, 20 at the rear and 5 at the sides.
  • R-3 and R-4: 15 in front, 20 for garages, 10 at the rear and 5 at the sides.

Lot coverage

  • Buildings can cover 30% of an R-1 lot, 50% in R-2 and R-3, and 60% in R-4.
  • Eaves can project up to 24 inches into a setback.

Measuring setbacks

  • Setbacks are measured from the property line, or from a border easement where there is one.
  • Next to a private street or driveway easement, they’re measured from its inner edge.

In Spokane Valley, check your easements before you place the shop. Accessory buildings can’t sit on any public or private easement, and setbacks are measured from border easements rather than the property line. We’ll work from your plat before we place the building.
