What people build in Wenatchee
North Central Washington’s largest city, where shop size follows the size of the house.
Detached garages
Footprints can be up to 900 sq ft, or 60% of the house’s floor area if that’s greater, counting attached garages but not basements.
Back-lot shops
An accessory building up to 24 feet tall can sit 5 feet from the rear line, with no eaves closer than 3 feet.
Alley lots
Next to an alley on the side, a building up to 20 feet tall can sit on the line if it covers less than half of it. Garage doors facing the alley need 5 feet.
ADUs
Up to two ADUs per lot, each up to 1,000 sq ft. Detached ADUs can be 24 feet tall.
We work in tubular steel, cold-formed steel, steel truss and red iron. See what a steel building costs.
Permitting metal buildings in Wenatchee
Wenatchee amended the residential code so permit-free sheds have to stay 5 feet from every property line.
Permit-free sheds
- Up to 200 sq ft and one story, with no sleeping space, plumbing or mechanical systems.
- At least 5 feet from all property lines and 1 foot from other structures.
Rear setbacks
- The 5-foot rear setback applies to buildings no taller than 24 feet.
- All accessory buildings together can’t span more than half the width of the rear line.
Garage conversions
- Since January 11, 2025, an existing legal detached garage can become an ADU even if it doesn’t meet current setbacks or lot coverage.
- Garages and carports facing the street sit 20 feet back.
In Wenatchee, size the shop to the house. The footprint cap is 900 sq ft or 60% of the home’s floor area, so a larger house allows a larger shop. We’ll run that number before we size the building.
East Wenatchee is a separate city with its own code. Outside city limits, Chelan County rules apply. See all of Washington.
