What people build in Union Township
A 2024 rewrite tied the size cap to lot size, which opened up room for real shops on acreage.
Detached garages
Accessory buildings sit behind the front wall of the house, in the side or rear yard, at least 5 feet from any property line measured from the eave.
Shops
Buildings can reach 20 feet at the peak. Once a building tops 14 feet, its setback has to equal its wall height, measured from grade to the top plate.
Front-yard buildings
On lots of 2 acres or more, a building can go in the front yard if it sits at least 120% of the front setback back and meets the side and rear setbacks.
More than one building
Lots under 2 acres can have three accessory structures. Larger lots get four, plus one more for each additional 2 acres.
We work in tubular steel, cold-formed steel, steel truss and red iron. See what a steel building costs.
Permitting metal buildings in Union Township
Union Township requires a zoning permit for any accessory structure. Residential accessory buildings can’t be used as dwellings, home occupations, or for commercial or industrial work.
Size by lot
- 1 acre or more: 2,000 sq ft, plus 500 sq ft for each additional full acre.
- 25,000 sq ft to 1 acre: 1,500 sq ft.
- 10,000 to 25,000 sq ft: 1,000 sq ft. Under 10,000 sq ft: 750 sq ft.
- Measured as the total footprint of all accessory structures, overhang included. No single building over 4,000 sq ft.
Height & setbacks
- 20 feet maximum, measured from finished grade to the peak.
- 5 feet from any property line, measured from the eave.
- Over 14 feet tall: a setback equal to the wall height.
Number
- Under 2 acres: three accessory structures.
- 2 acres or more: four, plus one for each additional 2 acres.
In Union Township, taller walls mean a bigger setback. Once a building tops 14 feet, it has to sit back from the line as far as its walls are tall. We weigh eave height against placement before we lock in the design.
Freestanding decks count as accessory structures. Swimming pools follow Sections 713 and 714. See all of Ohio.
