What matters when building in North Carolina?

Two buildings with identical dimensions can need different engineering and different permits depending on where they sit and how they’re used.

Farm buildings

Farm buildings used for a genuine farm purpose are exempt from the building code outside city building-rules jurisdiction. Inside it, only greenhouses and therapeutic horse facilities are exempt.

Code in transition

The 2018 code still applies. The 2024 code has been adopted, but takes effect 12 months after the State Fire Marshal certifies it is ready.

The 12-foot rule

Under the state residential code, an accessory building with any side over 12 feet needs a building permit.

City or county

Cities write their own accessory building rules, so size, height and setbacks change at the city limits and the planning area line.

Where you build changes the rules

North Carolina sets one building code statewide, but cities and counties enforce it and write the zoning. Here’s how it breaks down.

Building codes

  • The 2018 North Carolina State Building Code remains in force.
  • Owners can ask to use the adopted 2024 code as an alternative before its effective date.

Farm exemption

  • Covers nonresidential buildings used for a genuine farm purpose, outside a city’s building-rules jurisdiction.
  • Electrical work still needs a permit and inspection.

Zoning

  • Genuine farms are exempt from county zoning under G.S. 160D-903, but not from city zoning.
  • Flood rules still apply to farm property.

In North Carolina, the city limits matter twice. Inside a city or its planning area, farm buildings need permits and city zoning applies. Outside, a genuine farm building is exempt from both. We confirm which side of the line you’re on first.

What usually fits which project

We start with what you’re building and work back to the structural system. Here’s where that usually lands.

Barns & storage

Tubular steel fits up to sixty feet wide. Past eighty, or with big doors and heavy loads, red iron takes over.

Insulated shop

It’s still tubular under sixty feet. Insulation costs the same per square foot whatever the frame is.

Drywalled shop or barndominium

Steel truss is the fit here. Drywall screws straight to the frame, so there’s no wood wall to build inside the steel.

Commercial & wide spans

Cold-formed suits permitted commercial work with a finished eave. Red iron takes over past eighty feet, including equipment and packing sheds.

In the mountains and along the coast, snow and wind loads can shift the math. See what a steel building costs for real per-square-foot ranges.

We deliver and install anywhere in North Carolina. These guides cover the permit rules in individual cities, and we check the rules for every other address the same way.

Common questions about building in North Carolina

Do I need a permit for a metal building in North Carolina?

Under the state residential code, any accessory building with a side longer than 12 feet needs a building permit, and many cities require a zoning permit for any size. Give us the address and we’ll tell you what applies.

Are farm buildings exempt from building codes?

Outside a city’s building-rules jurisdiction, nonresidential buildings used for a genuine farm purpose are exempt under G.S. 143-138(b4). Inside city limits or a city’s planning area, only greenhouses and therapeutic horse facilities are exempt. Electrical work always needs a permit.

Which building code applies?

The 2018 North Carolina State Building Code. The 2024 code has been adopted, but its effective date depends on a State Fire Marshal certification under S.L. 2025-2.

Can I put a metal building on a residential lot?

Usually, but size and appearance rules vary by city. Mint Hill requires permitted accessory buildings to use the same exterior materials as the house, while Greenville and Hendersonville set no size cap at all.

What sizes are most common in North Carolina?

Sizes of 30×40 and 30×50 cover most residential and small farm projects. Larger farm and commercial operations run 40×60 through 60×80 and wider. See what a steel building costs, or call 417-218-8348 for an actual number.
