What people build in Cary
Cary caps all detached accessory buildings at a third of the house’s heated floor area.
Detached garages
Garages sit no closer to the street than the house, unless attached along at least half their side.
Acre lots
On lots of 40,000 sq ft or more, all accessory buildings can total 5% of the lot, with any one up to 70% of the house.
Barns
Farm accessory buildings such as barns don’t count toward the 70% single-building limit on acre lots.
Carports
Roofed structures without walls, like carports, don’t count toward the size limit if they’re outside the house’s setbacks.
We work in tubular steel, cold-formed steel, steel truss and red iron. See what a steel building costs.
Permitting metal buildings in Cary
Cary treats any accessory building within 5 feet of the house, other than a garage, as attached.
Size
- All detached accessory buildings: up to 33% of the house’s heated floor area.
- Lots of 40,000 sq ft or more: up to 5% of the lot in total.
Placement
- Garages no closer to the front than the house.
- On lots of 40,000 sq ft or more, a garage can sit in front if it’s at least 100 feet from the front line.
Setbacks
- Buildings larger than half the house meet the house’s setbacks.
- Boats, RVs and trailers go in the side or rear yard, not the front.
In Cary, an acre changes the math. On a smaller lot, a 2,400 sq ft house allows about 800 sq ft of accessory buildings. On an acre, the limit becomes 5% of the lot, about 2,178 sq ft. We’ll run your numbers.
Accessory dwelling units follow their own standards and don’t count toward these limits. See all of North Carolina.
