What matters when building in Pennsylvania?

Two buildings with identical dimensions can need different engineering and different permits depending on where they sit and how they’re used.

Farm buildings

Agricultural buildings are excluded from the Uniform Construction Code, as long as they’re used for farming and not lived in or opened to the public.

New code in 2026

Pennsylvania moved to the 2021 code editions on January 1, 2026, replacing the 2018 editions.

The 1,000 sq ft rule

Detached garages, sheds and carports under 1,000 sq ft serving a single-family home are exempt from the state code, unless the township says otherwise.

Township by township

Townships and boroughs write their own zoning, so size, height and setbacks change at every municipal line.

Where you build changes the rules

Pennsylvania sets one building code statewide, but each township and borough enforces it and writes its own zoning. Here’s how it breaks down.

Building codes

  • The 2021 code editions apply to permits filed since January 1, 2026.
  • Projects contracted before then could use the 2018 editions if the permit was applied for within six months.

Permit thresholds

  • Statewide, home accessory buildings under 1,000 sq ft are exempt from the building code.
  • Many townships set a lower threshold, from 200 to 500 sq ft.

Zoning

  • Nearly every accessory building needs a township zoning permit, whatever its size.
  • Size caps, height limits and setbacks vary widely between neighboring townships.

In Pennsylvania, the township line matters most. One township caps a garage at 1,200 sq ft while the next allows 3,000 on the same acreage. We confirm the rules for your exact address.

What usually fits which project

We start with what you’re building and work back to the structural system. Here’s where that usually lands.

Barns & storage

Tubular steel fits up to sixty feet wide. Past eighty, or with big doors and heavy loads, red iron takes over.

Insulated shop

It’s still tubular under sixty feet. Insulation costs the same per square foot whatever the frame is.

Drywalled shop or barndominium

Steel truss is the fit here. Drywall screws straight to the frame, so there’s no wood wall to build inside the steel.

Commercial & wide spans

Cold-formed suits permitted commercial work with a finished eave. Red iron takes over past eighty feet, including equipment and packing sheds.

Across Pennsylvania, snow loads can shift the math. See what a steel building costs for real per-square-foot ranges.

Local guides for Pennsylvania

We deliver and install anywhere in Pennsylvania. These guides cover the permit rules in individual townships and boroughs, and we check the rules for every other address the same way.

Common questions about building in Pennsylvania

Do I need a permit for a metal building in Pennsylvania?

Almost always a zoning permit from your township or borough. Statewide, home accessory buildings of 1,000 sq ft or more need a building permit, and many townships require one at 200 to 500 sq ft. Give us the address and we’ll confirm.

Are farm buildings exempt from building codes?

Yes. Agricultural buildings used for farming, and not lived in or opened to the public, are excluded from the Uniform Construction Code. Township zoning and setbacks can still apply.

Which building code applies?

The 2021 editions of the international codes, as adopted in the Uniform Construction Code, for permits applied for since January 1, 2026.

Can I put a metal building on a residential lot?

Usually, but limits vary by township. Washington Township in Lehigh County caps a single building at 1,200 sq ft on most lots, while Limerick Township allows 3,000 sq ft on 3 acres or more.

What sizes are most common in Pennsylvania?

Sizes of 30×40 and 30×50 cover most residential and small farm projects. Larger farm and commercial operations run 40×60 through 60×80 and wider. See what a steel building costs, or call 417-218-8348 for an actual number.
