What people build in Asheville
Asheville caps accessory building footprints by lot size, and farm buildings don’t count toward the cap.
Garages & shops
Under an acre, one building can be up to 800 sq ft, with 1,000 sq ft for all of them together.
Larger lots
On 1 to 3 acres, one building can reach 1,200 sq ft, with 1,600 sq ft in total.
Farm buildings
Accessory buildings used for farming don’t count toward the footprint cap; they follow the city’s agriculture standards.
Steep lots
Where topography or lot width makes the side or rear impractical, the planning director can allow a garage in front of the house.
We work in tubular steel, cold-formed steel, steel truss and red iron. See what a steel building costs.
Permitting metal buildings in Asheville
Asheville keeps accessory buildings out of the front setback and at least 6 feet from side and rear lines.
Placement
- Beside or behind the house, not in front of it.
- On lots over 3 acres, buildings can sit in front of the house but not in the required front yard.
Farm lots without a house
- With a notarized farm-use affidavit: up to 770 sq ft each under 1 acre, 1,200 sq ft on 1 to 3 acres, 2,500 sq ft over 3 acres.
- 20 feet tall, plus 1 foot per extra foot of side and rear setback, up to 40 feet.
Other rules
- A home business can operate from an accessory building, up to 30% of the house’s floor area.
- Unlicensed or inoperable vehicles must be stored inside an enclosed structure.
In Asheville, an acre unlocks a 30 by 40. Under an acre, the largest single building is 800 sq ft. From 1 to 3 acres, a 1,200 sq ft shop fits. We’ll check your acreage first.
For lots over 3 acres, we confirm current footprint limits with the city before ordering. See all of North Carolina.
