What people build in Edgewater
Edgewater allows two accessory buildings per parcel, together no larger than 60% of the house.
Detached garages
Garages count toward the two-building limit and the 60% total, and can’t be taller than the house.
Storage sheds
Sheds of 200 sq ft or less, not used as a garage, can sit 5 feet from the rear and side lines.
Agricultural property
The 60% cap doesn’t apply to properties zoned Agriculture or with an agricultural exemption from the property appraiser.
Larger buildings
Buildings over 350 sq ft, or visible from the road, on parcels under 5 acres have to match the house in design, materials, roofline and color.
We work in tubular steel, cold-formed steel, steel truss and red iron. See what a steel building costs.
Permitting metal buildings in Edgewater
Edgewater doesn’t allow an accessory building on a lot without an established principal use, and accessory buildings can’t be rented or used as dwellings.

- Setbacks per the zoning district, within the district’s building and impervious coverage limits.

In Edgewater, five acres changes the look rules. On parcels under 5 acres, larger buildings have to match the house. On 5 acres or more, and on agricultural property, the rules relax. We’ll check which applies to your parcel.
No accessory building can be taller than the peak of the house’s main roof. See all of Florida.
