Smithville Lake changes what people need out of a building. Boats and trailers want height and a wide door, and neither is expensive to plan for at the start. Both are expensive to fix later.

Engineering and permitting
Smithville accepts standard generic engineering, which keeps tubular steel viable and keeps the cost down.
That isn’t true everywhere in this metro. Cass County, on the far south side, requires site-specific engineering on every tubular project regardless of use — roughly $2.00 per square foot. Up here you don’t pay that, which is part of why a tubular shop prices better in Clay County than it does in Belton.
Anything regularly occupied by people is still Risk Category II and needs engineering designed to that standard. The generic package covers agricultural and utility structures.
