What people build in Conway

Conway doesn’t allow exposed metal siding on residential accessory buildings 200 sq ft or larger.

Detached garages

Garages can sit in the rear or side yard; buildings 400 sq ft and up must match the house’s finish and roof pitch.

Storage buildings

Buildings 200 to 399 sq ft use stucco, tabby, wood siding, brick or fiber cement, not corrugated or sheet metal.

Size

All accessory buildings can cover up to half the rear yard, and each can be up to half the house’s size.

Farm parcels

In the Forest Agricultural district, livestock barns and stables sit 25 feet from all lines; on 5 acres or more they’re allowed without a house.

We work in tubular steel, cold-formed steel, steel truss and red iron. See what a steel building costs.

Permitting metal buildings in Conway

Conway allows three accessory buildings per lot, in the rear yard, with detached garages also allowed in the side yard.

Setbacks & height

  • 5 feet from all lines, other buildings and the house.
  • 15 feet tall unless entirely in the buildable area; then no taller than the house.

Size & number

  • All buildings: up to 50% of the rear yard.
  • Each building: up to 50% of the house; three buildings maximum.

Materials

  • Under 200 sq ft and over 10 feet tall: no corrugated, sheet or exposed metal.
  • 200 sq ft and up: no exposed metal; 400 sq ft and up also matches the house.

In Conway, the frame can be steel but the skin can’t show metal. Garages and shops need siding, brick, stucco or fiber cement that matches the house. We’ll spec the exterior to meet the code.

In the historic design review district, accessory buildings need Community Appearance Board approval. See all of South Carolina.
