What people build around Franklin
Established neighborhoods fill the city, and horse farms and estate acreage spread across the county around it.
Detached garages
On city lots, a garage has to stay smaller and lower than the house.
Horse barns
Barns and equipment buildings serve the horse farms and hobby farms across the county.
Seen from the road
Cold-formed brings a closed eave, fascia, gutters and downspouts as standard.
Finished space
Steel truss takes drywall directly, so there’s no wood wall to build inside the steel.
We also work in tubular steel and red iron. See what a steel building costs.
Permitting metal buildings in Franklin and Williamson County
Franklin updated its zoning ordinance in January 2026, and Williamson County runs its own building codes outside city limits.
Inside Franklin
- An accessory building has to be smaller than the principal building, except an agricultural structure.
- It has to meet the district’s number, setback and height limits, and it can’t be taller than the house.
- Building and Neighborhood Services approves it, unless the project needs a site plan.
Unincorporated Williamson County
- The county permits under the 2021 International Building and Residential Codes.
- Plans don’t have to come from a registered design professional unless the project’s complexity calls for it.
Engineering
- We design to the wind, snow and seismic loads at your address using the ASCE 7 hazard tool.
- Our generic engineering packages are wet-sealed, and occupied buildings are Risk Category II.
The house sets the ceiling. In Franklin, a shop or garage has to stay smaller than the home on the lot and no taller than it. A barn serving real farm use is treated differently. Tell us how the building will be used and we’ll size it to what the ordinance allows.
We also serve Brentwood, Thompson’s Station, Spring Hill, Fairview, Leiper’s Fork and the farm ground between them. See the Nashville metro or all of Tennessee.
