What people build out here
Lincoln’s ring is a mix. Acreage owners who want a shop, working farms that need equipment and hay storage, and light commercial along the corridors out of town.
Seward County to the west is farm ground, and most of what goes up there is agricultural. Saunders to the northeast splits between Lincoln and Omaha buyers. Lancaster itself runs residential the closer you get to the city and turns agricultural quickly once you’re past it.
Popular sizes run 30×40 and 30×50. Tubular stays a sensible frame through about sixty feet on agricultural work, and headered openings go to twenty feet.

City limits change the answer
The rural counties around Lincoln generally accept generic Risk Category I engineering for qualifying agricultural and utility structures, which keeps tubular steel viable and keeps the cost down. Saunders County is one of the more favorable in the state on that.
Inside Lincoln city limits it’s a different process with its own requirements. Anything regularly occupied is Risk Category II wherever it sits, and needs engineering designed to that standard.
Snow load is the other Nebraska variable, and it does more to the engineering than width does on a lot of projects. We run the ASCE 7 hazard tool against your actual address rather than a county average.
