What people build out here
Property owners who bought acreage and want an outbuilding that matches what they put into the land. Shops, equipment storage, garages with real finish detail, and a steady run of barndominium shells.
The metro spreads across five counties and each one behaves differently. North through Washington County it runs rural residential and agricultural along the river. West through Saunders it’s farm ground and acreage. South through Sarpy and Cass it’s exurban lots that keep getting bigger the further out you go.
Popular sizes here are 30×40 and 30×50. Tubular stays a sensible frame through about sixty feet on agricultural work, and headered openings go to twenty feet.

Snow load, and what your county accepts
Nebraska’s variable is ground snow load, and it does more to the engineering than width does on a lot of projects. We run the ASCE 7 hazard tool against your actual project address rather than a county average, so the frame is designed for the snow that lands on your roof.
Saunders County accepts generic Risk Category I engineering for qualifying agricultural and utility structures in unincorporated areas, which makes it one of the better markets in the metro for a tubular building. Several of the surrounding rural counties do the same.
Inside city limits, and on anything regularly occupied, the picture changes. Occupied buildings are Risk Category II and need engineering designed to that standard whatever the county, and each municipality sets its own threshold for when a permit is required.
